Our Process


ASSESS

We'll start by sitting down and discussing your needs. We'll establish a search criteria and plan of action to find that perfect property

SEARCH

We'll equip you with the latest desktop and mobile tools to facilitate your property search. We'll inform our colleagues of your needs, and try and find properties before they hit the market. We'll keep an eye on both the MLS system and private sales.

FIND

Finally! The perfect property crosses your path. We'll do preliminary investigations to make sure it fits your criteria, and openly discuss our concerns if any. We'll arrange a second or third viewing at times convenient to you. If desired we can arrange for a construction estimate before making an offer.

NEGOTIATE

We can expertly negotiate the sales contract and professionally close the deal. With an Exclusive Buyers Agency agreement in place we are happy to negotiate on your behalf for both MLS and for sale by owner properties.

INVESTIGATE

Every property is unique, and as such the type of investigations required vary greatly. We are happy to assist in pulling permits from city hall, investigating latent defects, interpreting zoning bylaws, getting construction estimates, advising on strata and title issues and providing risk analysis. We utilize a network of professional associates including lawyers, contractors, building inspectors, and mortgage brokers to name a few.

FOLLOW THROUGH

Once you have signed a Contract of Purchase and Sale, we'll do our best to make the transaction proceed smoothly. If problems arise, we'll find solutions. We'll listen to you and respect your wishes.
